Terms of Service

These terms govern your use of landparse.com and the LandParse map (the “Service”). By creating an account or using the Service, you agree to them. If you do not agree, do not use the site.

What LandParse is

LandParse is a preview tool for spotting hidden land opportunities — leftover space to subdivide, room for another unit, leftover width, and Rhode Island-style merger analysis across Rhode Island municipalities (starting in Kent County). Features, coverage, and availability can change without notice.

Accounts

• You must provide accurate registration information and keep your password confidential.
• A site administrator reviews new accounts before the map unlocks. Access may be approved, left pending, or rejected.
• You are responsible for activity under your account.
• We may suspend or close an account that violates these terms or puts the Service at risk.

Informational use only

The map, measurements, flags, merger analysis, and related output are for research and screening. They are not a survey, title search, appraisal, zoning opinion, building permit, or legal advice. Parcel boundaries, building footprints, and calculated distances are approximate GIS measurements. Parcel data, owner fields, tax cards, and building footprints can be incomplete, outdated, or wrong. Merger results are a preliminary screen and still require survey and ownership-history verification.

Before you buy, option, subdivide, or build, confirm everything with the city, a licensed surveyor, a title professional, and counsel as needed. You take the risk of relying on the Service.

Acceptable use

You agree not to:

• Share your login or let others use your account
• Scrape, bulk-download, or republish the map dataset
• Probe, disrupt, or overload the Service
• Bypass account review, access controls, or rate limits
• Use the Service for any unlawful purpose

Our rights in the Service

LandParse owns the site design, software, and analysis presentation. Public records remain public. You may use on-screen results for your own deals. You may not copy the Service, remove notices, or resell raw data extracts without our written permission.

Third-party sites

Tax cards and some map tiles come from third parties. Those sites are not under our control. Their terms and privacy policies apply when you leave LandParse.

No warranty

THE SERVICE IS PROVIDED “AS IS” AND “AS AVAILABLE.” WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not warrant that the Service will be uninterrupted, error-free, or that any parcel analysis is complete or current.

Limitation of liability

To the fullest extent allowed by law, LandParse and its operators will not be liable for any indirect, incidental, special, consequential, or lost-profit damages, or for any decision to buy, sell, option, or develop property based on the Service. Our total liability for any claim relating to the Service will not exceed one hundred U.S. dollars ($100).

Indemnity

You will defend and hold LandParse and its operators harmless from claims that arise from your misuse of the Service or your violation of these terms.

Changes and termination

We may update these terms or the Service at any time. The date at the top of this page will change when we do. Continued use means you accept the update. We may stop offering the Service or close accounts at any time.

Governing law

These terms are governed by the laws of the State of Rhode Island, without regard to conflict-of-law rules. Courts in Rhode Island have exclusive jurisdiction, except where applicable law requires otherwise.
